Selling your home can seem daunting. However, following a few key steps can help ensure that the process will go as smoothly and quickly as possible and likely result in the best possible financial return on your investment. Here, Alex Daane, a Naples real estate specialist and broker and owner of Daane Properties, shares expert advice on how to sell your home quickly and every aspect of getting ready your house to list, from must-do maintenance to ways to maximize your curb appeal and more.

Gather home-related documentation. Start by locating the survey, the owner’s title policy, most recent mortgage statement (if applicable), and the deed. If the home is owned by a trust, then youlll want to have the provisions handy explaining trust powers and signor(s), etc. 

Have insurance documents and information on hand. Collect your current policy declarations page and premium information for both homeowners insurance and flood insurance, if applicable. You’ll also likely have a wind mitigation report and/or elevation certificate, which are helpful to provide to prospective buyers, as well. 

Create a current contractor list. Curate a list of your current home contractors. Think pool care, AC service provider, lawn maintenance, and homeowners association management contact, if applicable. You’ll want to include their contact information, too. 

Maintain your air-conditioning unit. Have your AC systems serviced and filters changed. This is a common maintenance item missed by absentee owners and can lead to water mold and other air quality issues when selling.

Conduct an early home inspection. I always recommend having a home inspection done to identify any problematic areas and address prior to listing. It’s always best to stay ahead of any issues to prepare your home to be the best it can for your buyers.

Depersonalize and declutter. Take the time to remove personal items from your living spaces to allow buyers to see your home’s full potential. You can choose to bring in a staging company for a fully refreshed look, but removing clutter and simplifying your space is an absolute must prior to any showings.

Make a great first impression. Curb appeal is your home’s first impression! Consider refreshing seasonal flowers, adjusting sprinklers and landscape lights, or other outdoor improvements that will make the approach of the home looking its best. I also recommend having the property deep cleaned as clean homes sell faster and for more money. 

Price your home properly! Trust your agent, as pricing your home incorrectly can be the kiss of death when selling. The most important thing before listing your home is selecting the right Realtor. Research, interview, and hire a Realtor with local knowledge on the area, and ask for their marketing plan and budget specific to your home sale.
